Lucknow: If you buy a plot along the Outer Ring Road, you will lose your life’s savings, know what the rules say

Lucknow: In the desire to build a house in the capital Lucknow, it is going to be costly for the people to buy land from wrong plotters. Lucknow Development Authority is now preparing to take strict action against such builders.

This time, the Lucknow Development Authority has not only issued notices to those who have constructed such constructions near the Kisan Path along the Outer Ring Road, so that their illegal constructions should be demolished. Rather, a letter is also being written to LESA (Lucknow Electricity Supply Administration) to ensure that people’s lifetime savings do not sink in such projects in future. After this, even electricity connection will not be taken here.

Land being sold by making false promises

In fact, being the capital of Uttar Pradesh, everyone wants to build a house in Lucknow. Focusing on such people, plots have been offered for a long time at attractive rates along the Outer Ring Road covering Kisan Path. For this, misleading advertisements are also being used, many types of false promises are being made to the people.

Any construction within a radius of 90 meters on the Outer Ring Road is illegal

According to NHAI guidelines, agricultural land cannot be sold within 90 meters of both sides of the Outer Ring Road and all national highways. This is done keeping in view the requirement of space for road expansion in future.

Despite this, the process of selling land by plotting illegally in the capital Lucknow is going on. On receiving frequent complaints about this, the Divisional Commissioner asked to take steps in the matter. After this the officers of Lucknow Development Authority swung into action and notices have been issued on behalf of all the seven zonal officers.

Identification of 70 illegal plotting areas

It is being told that the Lucknow Development Authority has identified 70 illegal plotting areas along the Outer Ring Road. LDA Vice President Indra Mani Tripathi said that notices have been issued to all of them and soon all illegal constructions will be demolished. He said that a letter has also been written to NHAI on behalf of the authority in this regard.

The district administration has already warned

The special thing is that even before this, warnings have been issued to those selling plots illegally. But, in an attempt to earn more profit, after buying land cheaply from farmers, it is sold at higher prices. For this people are also allowed to pay the amount in installments. In March this year, District Magistrate Surya Pal Gangwar warned home buyers against buying plots along the Outer Ring Road. However, even after this, many people did not become alert and still they are becoming victims of fraud.

According to the District Magistrate, it is necessary for the people to verify the authenticity of the project before buying a plot, flat, shop or row-house. Do not hesitate to ask the seller for the layout and approved map passed by the development authority, even then he can avoid buying the wrong land. Apart from this, the District Magistrate also asked the people to check the registration of the related project in UP RERA.

All illegal constructions will be demolished

LDA zonal officer Devansh Trivedi also said that the development authority has issued notices to seal and demolish illegal constructions on both sides of the ring road. All illegal constructions along the Kisan Path will be demolished.

Trivedi told that there is a ban on the purchase and sale of such land to ensure the availability of this land in future during the planning of expansion of Ring Road. He told that, however, there is no restriction on the cultivation of farmers. Farmers can make their own huts. But, there cannot be any permanent construction on the land within 90 meters of both sides of the Kisan Path.

builders give priority to outer ring road

In fact, the 104 km long Outer Ring Road is being built in Uttar Pradesh’s capital Lucknow at a cost of Rs 5,500 crore. It will cross six state highways and five national highways while entering and leaving Lucknow. Through this, vehicles will be able to move from one end to the other in a convenient manner in the state capital.

The construction work of Outer Ring Road started in 2016 and was expected to be completed in 2021. But the project got delayed due to Corona infection and other reasons. Now it is expected to be completed in March 2024.

With the increase in the scope of Lucknow, the demand for open spaces in the metropolis has also increased. In such places, people like to build houses more. According to experts, in the last two to three years, the demand for residential plots along the Outer Ring Road, including Faizabad Road, Shaheed Path and Kisan Path, has increased by about 40 per cent.

There is a lot of demand for land around Outer Ring Road due to its connectivity to the Chaudhary Charan Singh International Airport. Outer Ring Road connects Sultanpur Road to Faizabad Road, Faizabad Road to Sitapur Road and Sitapur Road to Kanpur Road and Kanpur Road to Sultanpur Road.

Information about illegal construction

LDA officials say that around 121 residential societies, 50 row housing societies and 1,600 apartment complexes are illegal in Lucknow. The list of such societies selling plots, flats and houses is available on the website of the Development Authority. The authority has identified them by conducting a survey. Out of these 21 illegal group housing societies have already been demolished.

Now electricity connection will not be available

Now preparing to send letter to Lucknow Development Authority (LDA). In this, LESA will be asked not to issue electricity connections to buildings, commercial premises and shops identified as illegal. For this, all the zonal officers are preparing a list of illegal constructions marked in their respective areas. By sending this list to LESA, they will be asked not to issue power supply connections. With this step of the Lucknow Development Authority, illegal plotters may get a jolt in the coming days.
